Can I consolidate credit cards into my home loan?

Credit card balances may be considered for home-loan consolidation if the borrower, property and proposed loan meet the lender’s requirements. The decision should also address what happens to the cards after payout, so the same debt does not build up again.

Bring the full card picture

For every card, bring the balance, credit limit, interest rate, minimum repayment and annual fee. Include cards with no balance and cards used mainly for points. Write down any promotional rate and its expiry. This creates a clearer conversation than reporting one combined balance from memory.

Decide what happens to the accounts

Paying a card down and closing its account are different actions. Ask whether the proposed lender requires closure or limit reduction, how that is documented, and who confirms it. Consider recurring bills charged to each card before cancelling it. If you intend to keep a rewards card, include its fees and the way you will avoid carrying a balance in the plan.

Compare against a direct payoff plan

Ask for a comparison with paying the cards off over a chosen period without refinancing. A balance transfer may be another option, but its promotional expiry and fees need a separate check. A mortgage structure should not be chosen just because its minimum monthly payment looks smaller.

Write down the follow-through

Choose a debt-free target for the card portion and put it in writing. Keep statements showing the payouts and check that residual interest or fees have not left a small balance behind. Review the first full month after settlement to make sure old direct debits and new repayments match the plan.
